⚡ What Is an EICR?

🛑 What the EICR Codes Mean

Once the inspection is done, you’ll receive a report with one or more of the following codes:

C1 – Danger Present

This means there is a serious and immediate risk to safety.

✅ Must be repaired or made safe immediately

🚨 Could include:

- Live parts exposed
- Burnt or melted wiring
- Severely damaged consumer unit

🛠 We will often make this safe on the day, even during the inspection.

C2 – Potentially Dangerous

There’s no immediate danger, but it could become hazardous.

✅ Must be repaired before the installation is considered safe

⚠ Common examples:

- No RCD protection on circuits that require it
- Incorrect earthing
- Damaged sockets or wiring

💡 If your report includes a C2, your EICR will be marked unsatisfactory.

C3 – Improvement Recommended

The installation is safe for now, but not up to modern standards.

❌ Not legally required to fix—but it’s strongly advised

✅ Common examples:

- Outdated consumer units (still functioning)
- Lack of bonding to water/gas pipes
- Minor wear or older cable colours

💡 While not urgent, C3s are worth budgeting for in the near future.

FI – Further Investigation Required

We’ve seen something that might be a problem, but need more time/testing to confirm.

✅ These issues must be investigated before a clean bill of health can be given
🔍 Often found in complex systems or poorly labelled wiring
⚠ An FI will usually result in an Unsatisfactory report until resolved

📋 What Happens If You Get a “Unsatisfactory” EICR?

If your report shows a C1, C2 or FI, it will be classed as unsatisfactory—meaning the system fails safety standards.

For landlords, that means:

- You must complete repairs within 28 days
- You must provide a written confirmation of remedial work to tenants or the letting agent
- You may not legally rent out the property without doing so
