EICR Certificates for Wickersley Properties
If you’re a landlord or homeowner in Wickersley and need an Electrical Installation Condition Report, MP Electrical provides NAPIT-registered EICR testing across the whole area. We’re based in Rotherham — just a few minutes from Wickersley — so we can usually fit inspections in quickly, often within a few days of your call.
An EICR is a thorough inspection of the fixed electrical wiring in your property. It checks everything from your consumer unit and circuit breakers through to sockets, light fittings, and the cabling behind your walls. At the end, you receive a formal report grading the condition of your electrics as satisfactory or unsatisfactory, with any faults categorised by severity.
Who Needs an EICR in Wickersley?
Landlords — Since June 2020, every landlord in England must have a valid EICR before a new tenancy begins and at least every five years during a tenancy. If you rent out property in Wickersley, this is a legal requirement. Failure to comply can result in fines of up to £30,000 and your local authority can prevent you from letting the property.
Homeowners — While not legally required for homeowners, an EICR is strongly recommended if your home is more than 25 years old, if you’ve recently bought a property, or if you’re planning any renovation work. Many Wickersley homes were built in the 1960s through to the 1980s and may still have original wiring that’s approaching the end of its safe lifespan.
Sellers and buyers — Although not mandatory for house sales, more buyers and solicitors are requesting EICR certificates as part of the conveyancing process. Having one ready can speed up your sale and give buyers confidence in the property’s electrical safety.
Common Electrical Issues We Find in Wickersley Homes
Wickersley has a real mix of housing — from the 1960s and 70s semi-detached homes along Bawtry Road and Morthen Road, through to newer builds on estates like Larch Gardens and around Wickersley School. Each era brings different electrical characteristics that we regularly encounter during inspections.
In the older 1960s and 70s properties, we commonly find outdated rewireable fuse boxes that should be upgraded to modern consumer units with RCD protection. Many of these homes still have imperial-sized cables and earthing arrangements that don’t meet current standards. Some properties in the older parts of Wickersley also have ageing rubber or lead-sheathed wiring that needs replacing.
The 1980s and 90s homes tend to be in better condition electrically, but we still find issues such as missing RCD protection, circuits that have been extended without proper testing, and bathroom installations that don’t comply with current zone regulations. Even in newer properties, DIY electrical work by previous owners is one of the most common reasons an EICR comes back unsatisfactory.
What Happens During Your EICR
When Mat arrives at your Wickersley property, he’ll start with a visual inspection — checking your consumer unit, socket outlets, light fittings, and any visible wiring for obvious signs of damage, wear, or non-compliance. This includes looking at bathroom zones, checking earthing and bonding, and examining any outdoor installations.
After the visual check, we carry out a series of electrical tests using calibrated instruments. This includes testing insulation resistance on every circuit, checking earth fault loop impedance, verifying RCD operation times, and confirming polarity throughout the installation. These tests identify faults that aren’t visible to the naked eye — things like deteriorating cable insulation behind walls or an earth connection that’s borderline.
A typical three-bedroom semi in Wickersley takes around two to three hours to inspect and test. We’ll need access to your consumer unit and all rooms, so if the property is tenanted, it’s worth letting them know in advance. At the end, we’ll talk you through the findings and issue your certificate — either on the day or within 24 hours.
EICR Fault Codes Explained
Your EICR report uses standardised codes to classify any issues found. Understanding these helps you know what action is needed and how urgently.
C1 — Danger present: An immediate risk to anyone using the property. This is rare but serious — examples include exposed live wiring or a consumer unit with no protective cover. C1 faults need fixing immediately.
C2 — Potentially dangerous: A fault that could become dangerous under certain conditions. Common examples include missing earthing on circuits, lack of RCD protection, or deteriorated wiring. C2 faults should be addressed as soon as possible and will result in an unsatisfactory report.
C3 — Improvement recommended: The installation doesn’t meet current standards but isn’t immediately dangerous. These are advisory — they won’t fail your EICR but are worth addressing when practical. An example might be a lack of additional socket outlets where extension leads are being heavily used.
FI — Further investigation: Something needs closer examination that wasn’t possible during the inspection, such as wiring buried in walls or circuits that couldn’t be fully isolated for testing.
How Often Do You Need an EICR?
For rental properties in Wickersley, the law requires an EICR at least every five years, or at each change of tenancy if that comes sooner. For homeowners, the recommended interval is every ten years, or every five years if the property is older or the previous report flagged concerns.
If you’ve had any significant electrical work done — such as a rewire, consumer unit upgrade, or new circuits — you should also have a new EICR carried out to confirm everything has been installed correctly.
