An EICR Before You Buy

A couple came to us for an EICR on their first home, about three months after moving in. They had asked for one before the sale went through, but the sellers were not willing to pay for it, and the sale went ahead without one.

When we tested the property, it failed badly. No earthing to the water or gas services, no earths to any of the lighting circuits, and every light fitting in the house was metal, unsafe without a proper earth. Lighting and power were mixed on the same circuits too, and the whole board was unbalanced. The couple had already started decorating.

The honest answer was a full rewire.

An EICR before you buy works like an MOT for a home’s electrics. If a seller will not arrange or pay for one, it is worth offering to pay for it yourself before exchange or completion. If it comes back with problems, you are then in a position to negotiate the cost of the fix off the price. It is a lot cheaper than finding out three months after you have moved in.

The Wickersley Christmas Lights

Every September, while everyone else still has their mind on the summer, I start thinking about Christmas.

Not the presents or the food, the lights. This will be our fourth year doing the Wickersley Christmas lights, and it gets bigger every year. Every single year I tell myself this will be our last, it causes more stress than almost anything else we do. Then the switch gets flicked and you see what it brings to the community, and you understand straight away why we keep coming back.

Other parish councils have asked us to do theirs too over the years. We have always said no. Wickersley is where we want to do it, and do it properly, rather than spread ourselves across a few different villages and do all of them half as well.

By the time the night itself comes round and the countdown starts, those ten seconds feel like the longest ten seconds of the whole year. Everyone counting down together, waiting to see if it all comes on the way it should.

It always does, and it is always worth it. The feedback we get from people in the village afterwards makes it all worthwhile on its own. And knowing that in years to come, my own kids will be able to look back and say their dad did the Christmas lights, that is worth every bit of the stress that leads up to it.

Caught on Camera, in Colour

A couple came to us for CCTV after a car had been stolen from a driveway on their estate the week before. The husband worked away from time to time, so it was as much about the wife feeling safe on the nights she was home alone as it was about protecting the car itself.

We installed their system, and seven hours later it earned its keep. Someone was on their drive trying it on with a vehicle, and the camera caught the whole thing, in full colour, not the grainy black and white you might expect from CCTV at night.

She did not have to wait for us or work out how to get the footage off a hard drive somewhere. The app on her phone let her send it straight to the police there and then, clear evidence handed over within minutes of it happening.

Three Generations, One House

The house had belonged to the lady’s mum, and her mum before that, three generations in the same family. By the time it came to us, the fuseboard looked like something that should have been on the Antiques Roadshow rather than still doing a job powering a home.

Rewiring a house like that is like peeling back time. Behind the old wiring we found newspaper clippings and cigarette packets tucked away decades ago, the kind of thing that really takes you back and reminds you how long that house had been standing, and how long that wiring had been quietly doing its job.

Once it is stripped back and done properly, a home like that gets to carry on safely for another lifetime instead of running on wiring that had already outlived several of its owners. It is nice to know that family will be safe for years to come.

No More Waiting at Morrisons

Before we fitted their charger, this customer was doing what a lot of EV owners end up doing without really choosing to, sat waiting in the Morrisons car park hoping it would get them to a full charge, which it rarely did. Longer journeys meant genuine anxiety, hoping there would be a working charger free at the services rather than knowing there would be. Part of what held them back for so long was simply not knowing which charger actually suited their tariff, there is more than one type and getting the wrong one can cost you rather than save you.

Once we talked through what suited their tariff and got the right charger fitted, the car started charging itself overnight while they sleep. No queuing, no hoping, no watching a percentage crawl up in a supermarket car park. They wake up to a full charge and get on with their day.

When a DIY Light Fitting Goes Wrong

Not every fault finding job is dramatic. Sometimes it is a customer having a go at changing a light himself, taking it down without marking a single wire, and putting all the browns together and all the blues together when it went back up.

Simple mistake, and it meant none of his lights would turn off. Not one. His wife could not get her relaxing candlelit bath because the bathroom light stayed on regardless of the switch, and all she could hear over it was Dave in the next room huffing and puffing, trying to sort it himself before giving in and calling us.

We had it wired back the right way within the hour, and Dave’s lights finally do what a light switch is supposed to do. His missus got her bath back too.

Garden Lighting That Actually Works

Tim had already spent money trying to sort his garden lighting himself, solar lights that promised long summer evenings around the barbecue and never really delivered. Underwhelming is generally the right word for solar garden lighting, dim, unreliable, and gone by the time you actually want it.

We put in proper garden lighting for him instead, controlled from his phone rather than however much sun it managed to catch that day. The timers turned out to be as useful as the lights themselves. Set them going while he was away on holiday and the house looked lived in the whole time, which was never the plan but turned out to matter just as much as the barbecues.

Now when the sun goes down in summer, the garden does not.

Outdoor Lighting Without Drilling the Render

Dave called us after having his house rendered, wanting some lighting outside to go with it. The problem was the render came with a guarantee, and drilling into the walls would have voided it, which ruled out the usual way of putting lights up outside.

Soffit lights turned out to be exactly the answer. Fitted up under the roof overhang rather than into the rendered walls, they gave Dave proper outdoor lighting with no cables on show and no risk to his guarantee.

His house looks completely different after dark now, modern lighting that brings the whole front of it to life, without a single hole drilled into the new render.

Everything Was Fine Until He Wanted a Car Charger

Dave did not want a new consumer unit. Nothing had ever tripped, nothing had ever gone bang, and as far as he was concerned the plastic board on his wall had been doing its job for years. Fair enough. Most people feel the same.

Then he ordered an electric car and asked us about a charger.

The house was built in the seventies and the board had not been touched in about twenty years. When Dave pulled a fuse out and handed it to us, it was a rewirable one, the sort you mend with a bit of fuse wire. That board deserved to go in the bin.

An old board like that only ever had one job, sending electricity round the house. A modern consumer unit does a good deal more. It has surge protection built in, and every circuit gets its own protection, so a fault on one thing takes out that one circuit and leaves the rest of the house alone. Every board we fit now also goes in with a fire extinguisher inside it as standard.

While we were there we found something Dave did not know about. His hot tub had no RCD protection at all. Water, metal and people, which is exactly what an RCD is there for.

New board in, and the charger went on a board that could take it safely.

If your electrics have never given you any trouble, that is not the same as them being safe. It usually only shows up when you ask them to do something they were never built for.

Two Washing Machines Later

By the time they rang us, they had already bought two new washing machines.

The power kept going off, always when the washing was on, so the machine got the blame. Two electricians had already been out and neither of them found it. The owner had reached the point of knowing full well it was not the machine, and just wanted somebody to prove it.

The clue was in when it happened. Not when it filled, not when it heated, but when it hit full spin.

Under the floorboards, directly beneath the machine, there was a junction box, and inside it a loose cable. On a normal cycle it behaved itself. At full spin the whole floor vibrates, the loose connection moved just enough to break, and out went the power. The machine stops, the vibrating stops, and by the time anyone goes to look everything appears perfectly fine.

That is what makes intermittent faults the hard ones. Whatever caused it has usually stopped by the time you arrive, so you are chasing something that will not show itself while you are stood there.

We put the connection right and the problem went with it. No third washing machine required.

If something in your house keeps tripping and nobody can tell you why, the answer is usually in the pattern. What is running, and what is it doing at the exact moment the power goes.
