What to Check Before You Buy Your Home in Rotherham
Buying a home is one of the biggest decisions you will ever make. Whether you are looking at a Victorian terrace near Rotherham town centre, a 1930s semi in Broom Valley, a post-war council house on the East Herringthorpe estate, or a modern new build off Moorgate, the electrics should be at the top of your checklist. A standard homebuyer survey barely scratches the surface when it comes to electrical safety, and hidden faults can cost thousands to fix after you have picked up the keys.

Get an Electrical Installation Condition Report (EICR)
An EICR is the single most important electrical check you can arrange before buying a property. It is a thorough inspection of the fixed wiring, earthing, bonding and protective devices carried out by a qualified electrician. The report grades every circuit as C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended), giving you a clear picture of the property’s electrical health.
Many Rotherham properties built before the 1980s have never had a professional electrical inspection. Older homes around Clifton, Eastwood and Masbrough are particularly likely to have outdated wiring that has never been tested. If the seller cannot produce a valid EICR, that is a red flag. You could be inheriting dangerous wiring that needs immediate attention.

Check the Fuseboard — Is It Safe and Up to Standard?
The fuseboard, also called the consumer unit, is the heart of the property’s electrical system. It is usually found under the stairs, in a cupboard or in the garage. What you see there tells you a lot about the state of the electrics.
If the board has rewirable fuses — the old ceramic type with wire inside — the property’s electrical system is seriously outdated. These were common in Rotherham houses built up to the 1960s and offer no RCD protection, meaning there is nothing to trip the power if a fault occurs. Old cartridge fuse boards from the 1970s and 80s are slightly better but still lack the modern safety features required by current regulations.
A modern 18th Edition consumer unit should have dual RCD protection, MCBs (miniature circuit breakers) for every circuit, and a surge protection device (SPD). If the property you are viewing does not have one, it will need upgrading.

Does the Property Need Rewiring?
A full rewire is one of the most expensive jobs a homeowner can face, so spotting the warning signs before you buy can save you thousands in unexpected costs — or give you a strong negotiating position on the purchase price.
Here is what to look for when viewing a Rotherham property:
Old cable types: If you can see any rubber-insulated or lead-sheathed cable, the wiring dates back to the 1950s or earlier and almost certainly needs replacing. Fabric-insulated cable from the 1960s is also past its safe lifespan. Many properties around Herringthorpe, Kimberworth Park and Canklow still have these old cable types hidden behind walls.
Round-pin sockets: If the property has any old round-pin sockets rather than modern square-pin ones, at least some circuits have not been updated since the 1950s.
Scorch marks or burning smells: Any discolouration around sockets, switches or the fuseboard is a sign of overheating connections — a serious fire risk.
Frequent tripping: If the current owners mention that the electrics trip regularly, this could indicate overloaded circuits, damaged cable insulation or a failing fuseboard.

Check for Damp — You Might Need a PIV Unit
Damp and condensation are common problems in Rotherham properties, particularly older terraced houses and ex-council homes where ventilation is poor. Look for these signs when viewing:
Black mould: Especially around windows, in corners of rooms and behind furniture. This is usually condensation damp caused by inadequate ventilation.
Peeling wallpaper or bubbling paint: Often a sign of moisture trapped in the walls.
Musty smell: A persistent damp smell that does not go away when windows are opened suggests an ongoing moisture problem.

Are the Smoke and Carbon Monoxide Alarms Up to Standard?
Since the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, all homes in England must have working smoke alarms on every storey and carbon monoxide alarms in any room with a fixed combustion appliance (such as a gas boiler or wood burner). For rental properties, landlords must ensure these are mains-wired with battery backup.
When viewing a property, check:
Are there smoke alarms on every floor? Many older Rotherham homes still rely on a single battery-powered alarm — or none at all.
Are they mains-wired or battery? Mains-wired alarms with battery backup are far more reliable. Battery-only alarms are easy to disable and often left without batteries.
Is there a carbon monoxide alarm? If the property has a gas boiler, a gas fire or a wood-burning stove, a CO alarm is not just recommended — it is a legal requirement.

Is the Property EV Charger Ready?
With the ban on new petrol and diesel car sales from 2035 and more South Yorkshire drivers switching to electric vehicles every month, it is worth checking whether the property can support a home EV charger.
A 7kW home charger needs a dedicated circuit from the fuseboard with its own MCB and RCD protection. If the existing fuseboard is already fully loaded or does not have spare ways, a board upgrade may be needed first. The property also needs a suitable mounting location for the charger — usually an external wall near the driveway.
Properties with off-street parking in areas like Broom, Moorgate, East Herringthorpe and Whiston are straightforward to install. Terraced houses in the town centre may need more creative solutions.

Check the Home Security
Before you buy, take a walk around the outside of the property and think about security:
CCTV: Does the property have any cameras? If so, check whether they are working and what system they use. Many older CCTV installations in Rotherham homes are analogue systems with poor image quality that need replacing with modern HD IP cameras.
Alarm system: Check whether there is a burglar alarm and whether it is active. Old wired alarm systems can be expensive to repair. A modern Ajax wireless alarm system uses Grade 2 certification and connects to your phone — no monitoring contract needed.
Outdoor lighting: Dark driveways, side passages and rear gardens are an invitation to intruders. Security lighting with motion sensors is one of the most cost-effective deterrents.

If the property has a garden, garage, shed or outbuilding, check the outdoor electrical provision:
Outdoor sockets: Are there any? Are they IP66 rated for outdoor use? Many older Rotherham properties have no outdoor power supply, which limits what you can do in the garden.
Garage and shed power: Is the supply properly wired with an SWA (steel wire armoured) cable from the fuseboard, or has someone run a dodgy extension lead through a window? DIY outdoor wiring is common and often dangerous.
Garden lighting: Well-designed garden lighting adds value and usability to a property. If the current installation looks amateur, it may need redoing properly.
