What to Check Before You Buy Your Home in Doncaster
Doncaster offers some of the best value property in South Yorkshire, from Victorian terraces near the town centre and Hexthorpe, to inter-war housing in Intake and Balby, ex-mining villages like Edlington, Conisbrough, Bentley and Askern, and modern estates in Bessacarr, Cantley and the Lakeside development. Whatever type of property you are looking at, the electrics are one of the most important things to check before you make an offer — and one of the most overlooked.
Get an Electrical Installation Condition Report (EICR)
An EICR inspects the entire fixed electrical installation — wiring, earthing, bonding and protective devices — and grades each circuit for safety. It is the single best way to understand the true condition of a property’s electrics before you commit to buying.
Doncaster has a high proportion of properties built between the 1920s and 1970s for the mining and rail industries. Homes in Conisbrough, Mexborough, Denaby, Bentley, Rossington and Edlington often have electrical installations that have been patched and modified over decades without a proper inspection. An EICR puts the facts in writing.
We can do that. MP Electrical carries out EICR inspections across Doncaster. Book an EICR inspection.
Check the Fuseboard — Is It Safe and Up to Standard?
When viewing a Doncaster property, find the fuseboard and look at what is inside. Rewirable fuses with ceramic holders mean the installation is seriously outdated. Old cartridge fuse boards from the 1970s and 80s lack RCD protection. A modern 18th Edition consumer unit with MCBs, dual RCD and SPD is the standard you should expect.
Former pit villages across the Doncaster area — Edlington, Warmsworth, Mexborough, Conisbrough, Bentley — are particularly likely to have outdated fuseboards that need replacing.
We can do that. Fuseboard replacements usually take half a day. Learn about fuseboard replacements.
Does the Property Need Rewiring?
Warning signs to look for when viewing: rubber or fabric-insulated cable (pre-1960s wiring), round-pin sockets, scorch marks around sockets or switches, and a fuseboard with rewirable fuses. Frequent tripping is another red flag.
Doncaster’s older housing stock in areas like Hyde Park, Wheatley and Hexthorpe frequently has wiring that is past its safe lifespan. Right-to-buy properties across the borough may have had unregulated DIY modifications that only a full inspection will reveal.
We can do that. We carry out full and partial rewires across Doncaster. Read about house rewires.
Check for Damp — You Might Need a PIV Unit
Damp and condensation are common in Doncaster properties, particularly older terraced houses and properties near the River Don and canal corridors where ground moisture levels are higher. Look for black mould, peeling wallpaper and persistent damp smells.
A PIV (Positive Input Ventilation) unit in the loft pushes filtered dry air through the home, preventing condensation. It is one of the most effective solutions and costs just pennies a day.
We can do that. Learn about our PIV and ventilation services.
Are the Smoke and Carbon Monoxide Alarms Up to Standard?
All homes must have smoke alarms on every storey and CO alarms near gas appliances or solid fuel burners. Many older Doncaster homes still rely on a single battery alarm or have no working alarms at all.
We can do that. We install mains-wired, interlinked alarm systems. Learn about smoke alarm installation.
Is the Property EV Charger Ready?
Check for off-street parking and fuseboard capacity for a 7kW charger circuit. Doncaster’s suburban areas — Bessacarr, Cantley, Sprotbrough, Warmsworth, Hatfield and Tickhill — typically have driveways suitable for home EV charging. Terraced properties may need more creative solutions.
We can do that. We install Zappi, Ohme, Pod Point and Easee chargers. Read about EV charger installation.
Check the Home Security
Assess the property’s CCTV, alarm and outdoor lighting provision. Modern HD CCTV with phone alerts and an Ajax wireless alarm system are far more effective than the old analogue setups found in many Doncaster homes.
We can do that. We install CCTV systems, Ajax wireless alarms and security lighting.
Outdoor Electrics — What to Look For
Check for weatherproof outdoor sockets, properly wired garage or shed supplies, and garden lighting. Avoid properties where outdoor power is supplied by extension leads through windows.
We can do that. We install outdoor sockets, garden lighting and garden office electrics.
