Buying a Home in South Yorkshire? Check the Electrics First
South Yorkshire is one of the most affordable places to buy property in England, with excellent housing stock across Rotherham, Sheffield, Barnsley and Doncaster. But whether you are buying a Victorian terrace in Nether Edge, a 1930s mining cottage in Wombwell, a post-war semi in Brinsworth, or a modern new build in Waverley, the one thing a standard homebuyer survey does not properly cover is the electrics.
Hidden electrical faults can cost thousands to fix after you have picked up the keys. This guide covers every electrical check you should make before committing to a South Yorkshire property — and for every issue on this list, MP Electrical can help.
Get an EICR Before You Exchange Contracts
An Electrical Installation Condition Report is a thorough inspection of the fixed wiring, earthing, bonding and protective devices. It grades every circuit for safety and gives you a clear, written report on the property’s electrical condition. If the seller cannot produce a recent EICR, arrange one yourself before exchanging — it could save you from inheriting dangerous wiring. We can do that — book an EICR.
Check the Fuseboard
Open the consumer unit and check what is inside. Rewirable fuses mean a system at least 40 years old with no RCD protection. A modern 18th Edition board with MCBs, dual RCD and SPD is the standard. Check for Rewiring Warning Signs
Rubber or fabric-insulated cable, round-pin sockets, scorch marks and frequent tripping all indicate outdated or dangerous wiring. South Yorkshire has a huge amount of pre-1970s housing where rewiring should be on the radar of any buyer. We can do that — house rewires.
Look for Damp and Condensation
Damp is endemic in South Yorkshire’s stone-built terraces and solid-wall housing. Black mould, peeling wallpaper and musty smells are the telltale signs. Assess the Security
