Buying a house in Wickersley? We are based in the village
If you have driven through Wickersley in December, you have seen our work. MP Electrical puts up the village Christmas lights, and 2026 is our fourth year running, with all new lights for the roundabout.
I’m Mat Orton. I have been an electrician for 25+ years and the business is based here in Wickersley. So when someone tells me they are buying in the village, I usually know the road.
Why a Wickersley house needs a closer look
Wickersley is three miles from the middle of Rotherham, close to the M1 and the M18, and it has become one of the most sought after places to live in the borough.
Sought after houses get done up. New kitchen, new bathroom, bifold doors, a coat of paint in every room. Then they go on the market looking spotless.
Here is what I have learned in 25 years. The money goes on what a buyer can see. Wiring is not one of those things.
What a smart finish can hide
Wickersley has older houses a few streets from newer ones, and in the older ones I look for three things first.
Rubber cable. It was used before plastic cable and it perishes with age. Behind a freshly painted wall it can be crumbling, and nothing in the room gives it away.
A lighting circuit with no earth. Common in older houses. It becomes a real concern the day somebody swaps the plastic light fittings for smart metal ones, which is exactly what a refurbishment does.
No earth connection to the gas and water pipes. It should be there, at the fuseboard. In plenty of older houses I open up, it is missing.
I am not saying your house has any of this
Plenty of houses in the village have been rewired properly and are in good order. I cannot tell which is which from a photo on Rightmove, and neither can anyone else.
So have a full EICR before you commit
That is what I recommend on any house you are buying. I test the wiring, the fuseboard and the earthing, then tell you in plain English what I found and what I would deal with first.
The house still belongs to the seller, so they have to agree to the visit. The estate agent can usually arrange it.
What Wickersley buyers ask me
The house has just been renovated. Surely the electrics were done? Sometimes they were. Ask the seller for the electrical certificate for the work. If there is not one, that tells you to have it tested.
It has a new fuseboard. Is that enough? A new fuseboard is a good sign, but it sits on the end of the wiring. It does not tell you how old the wiring is.
Will you find something just to get the work? No. I work in this village. The report says what is there.
Do you do small jobs after we move in? Yes. Any size, and we are only round the corner.
