What to Check Before You Buy Your Home in Swinton
Swinton sits in the heart of the Dearne Valley with easy access to Rotherham, Mexborough and the motorway network. The housing stock includes Victorian terraces on Church Street and Station Street, inter-war council estates around Piccadilly Road, and 1970s-80s private housing in the Fitzwilliam and Bow Broom areas. Each era brings different electrical challenges that homebuyers should be aware of. A standard homebuyer survey barely touches the electrics, and hidden faults can cost thousands to fix after you have picked up the keys. Here is what every Swinton homebuyer should check before making an offer — and for every issue on this list, MP Electrical can help.
Get an EICR Before You Exchange Contracts
An Electrical Installation Condition Report is the single most important electrical check you can arrange before buying a property. It inspects the fixed wiring, earthing, bonding and protective devices and grades every circuit for safety. If the seller cannot produce a valid EICR, that is a red flag — arrange one yourself before exchanging contracts.
We can do that. MP Electrical carries out EICR inspections across Swinton every week. Book an EICR inspection.
Check the Fuseboard
The fuseboard is the heart of the electrical system. Rewirable fuses with ceramic holders mean the system is at least 40 years old with no RCD protection. Old cartridge fuse boards from the 1970s and 80s are slightly better but still lack modern safety features. A modern 18th Edition consumer unit with MCBs, dual RCD protection and SPD is the standard every home should have.
We can do that. We replace old fuseboards with fully compliant 18th Edition consumer units, usually in half a day. Learn about fuseboard replacements. Read our guide on old fuse boxes vs modern consumer units.
Does the Property Need Rewiring?
A full rewire is one of the most expensive electrical jobs, so spotting the warning signs before you buy saves thousands or gives you negotiating power on the purchase price. Look for rubber or fabric-insulated cable, round-pin sockets, scorch marks around sockets or switches, and a fuseboard with rewirable fuses. If the current owners mention frequent tripping, that is another red flag.
We can do that. We carry out full and partial rewires across Swinton. Read about house rewires. Our guide on signs your house needs rewiring covers the warning signs in detail.
Check for Damp — You Might Need a PIV Unit
Look for black mould around windows and in corners, peeling wallpaper or bubbling paint, and persistent damp smells. A PIV (Positive Input Ventilation) unit sits in the loft and gently pushes filtered dry air into the property, displacing moist air and preventing condensation. It costs just pennies a day to run and is one of the most effective long-term solutions.
We can do that. Learn about our PIV and ventilation services.
Smoke and Carbon Monoxide Alarms
Since the 2022 regulations, all homes must have smoke alarms on every storey and CO alarms near any gas appliance or solid fuel burner. Check whether the alarms are mains-wired with battery backup — far more reliable than battery-only units.
We can do that. We install mains-wired, interlinked smoke and CO alarm systems. Learn about smoke alarm installation.
Is the Property EV Charger Ready?
With the 2035 petrol and diesel ban approaching, EV readiness adds genuine value. Check for off-street parking and whether the fuseboard has capacity for a dedicated 32A charger circuit. If the board needs upgrading first, factor that into your budget.
We can do that. We install all major EV charger brands. Read about EV charger installation.
Check the Security
Walk around the outside and assess the CCTV, alarm and outdoor lighting provision. Modern HD CCTV with phone alerts and an Ajax wireless alarm system are far more effective than old analogue setups.
We can do that. We install CCTV systems, Ajax wireless alarms and security lighting.
Outdoor Electrics
Check for weatherproof outdoor sockets, properly wired garage or shed power, and garden lighting. DIY outdoor wiring is common and often dangerous.
We can do that. We install outdoor sockets, garden lighting and garden office electrics.
