Buying a house in Mexborough? Ask what year it was wired

Mexborough was a railway town until 1964. That was the year the engine shed everyone called the Loco shut, after more than a hundred years.

What happened after the Loco

The indoor market opened in 1974. The pits went in the 1980s. In the early 1990s the buses moved to the new interchange and the High Street was closed to traffic. Today Mexborough runs straight into Swinton on one side and Conisbrough on the other, with a train every hour to Sheffield and Doncaster.

Why 1964 is a useful date

It is close to when house wiring changed. Before the mid 1960s, cable was insulated with rubber and lights were often wired with no earth.

So in a house from the railway years I check three things. Whether the cable is rubber, because rubber dries out and falls apart. Whether the lighting has an earth. And whether the gas and water pipes are connected to the earthing at the fuseboard, because in plenty of older houses I open up they are not.

You cannot see any of it

A viewing shows you rooms. The surveyor does not test the electrics. So I recommend a full EICR before you commit. I test it, then tell you plainly what I found. I never guess first, and the seller has to agree to the visit.
