If you own an older property in Barnsley, there is a reasonable chance your home still has its original wiring — or wiring that is decades old and well past its safe working life. Barnsley has thousands of properties built between the 1930s and 1970s, particularly across the former mining villages and council estates, and many of these homes have never been fully rewired.
A house rewire is one of the bigger jobs an electrician can do, but it is also one of the most important. Old wiring is a genuine fire and shock risk. This guide explains how to tell if your Barnsley home needs rewiring, what the process involves, and how to plan for it with minimal disruption.
Does Your Barnsley Home Need Rewiring?
Electrical wiring does not last forever. The general recommendation is that domestic wiring should be inspected every 25-30 years, with a full rewire considered when the installation is no longer safe or practical to maintain. Here are the warning signs:
Your fuseboard still has rewirable fuses. If you open your fuseboard and see ceramic fuse holders with replaceable fuse wire, your electrical system is seriously outdated. Modern consumer units use MCBs and RCDs that trip automatically when a fault is detected — rewirable fuses do not provide this level of protection.
You have round-pin sockets. Round-pin sockets were phased out in the 1940s-50s. If you still have any, the wiring behind them is almost certainly in need of replacement.
The wiring is fabric-covered. Pull out a socket or switch cover and look at the cables behind it. If they have fabric or rubber insulation rather than the modern grey or white PVC sheathing, the insulation has likely degraded and the wiring should be replaced.
You smell burning near sockets or switches. A burning smell from any electrical point is a serious warning sign. Switch off the circuit at the fuseboard and call an electrician in Barnsley immediately.
Your lights flicker or dim regularly. Occasional flickering can be a loose connection, but persistent flickering across multiple lights often indicates wiring problems.
You get electric shocks from switches or appliances. Even mild tingling when touching a switch or metal appliance is a sign of an earthing fault that needs urgent investigation.
Your circuits trip frequently. If your MCBs or RCD keeps tripping, it could be a sign of deteriorating wiring causing insulation breakdown. Your electrician can carry out electrical fault finding to diagnose the cause.
Common Wiring Issues in Barnsley Properties
Different types of Barnsley homes tend to have different electrical challenges:
Stone-built terraces (town centre, Worsborough, Old Town) — these older properties often have wiring routed through thick stone walls, which makes rewiring more complex. Chasing into stone is harder than brick, and surface-mounted trunking may be needed in some areas.
Ex-council semis and terraces (Kendray, Athersley, Monk Bretton, Smithies) — many of these 1950s-70s properties had basic electrical installations when built. Some have been partially upgraded over the years, but a patchwork of old and new wiring can itself cause problems.
Former mining village properties (Grimethorpe, Goldthorpe, Royston, Darfield) — similar to the ex-council stock, these properties often have original wiring from when they were built. If your home was a former NCB (National Coal Board) property, it is worth having the electrics checked.
1960s-70s builds (Pogmoor, Kingstone, Barugh Green) — properties from this era often have aluminium wiring or early PVC cables that are approaching the end of their safe life. They may also have inadequate earthing arrangements.
What Does a House Rewire Involve?
A full house rewire means replacing all the fixed electrical wiring in your home. This includes:
New consumer unit — a modern consumer unit with RCD protection and individual MCBs for each circuit.
New cables throughout — twin and earth cable run to every socket, light, and hardwired appliance in the house.
New sockets and switches — all socket outlets, light switches, and ceiling roses are replaced.
New earthing and bonding — the main earthing and supplementary bonding connections are upgraded to current BS 7671 standards.
Smoke and heat alarms — current regulations require mains-powered, interlinked smoke alarms in all properties undergoing a rewire.
For a typical three-bedroom Barnsley semi, a full rewire usually takes between five and seven working days. The electrician will need to lift floorboards and chase into walls, so you should expect some disruption and plan for redecorating afterwards.
Can You Live in the House During a Rewire?
Yes, most people do stay in their homes during a rewire. Your electrician will work room by room, keeping power available to most of the house at all times. You will lose power to individual rooms while they are being worked on, but the whole house should not need to be off for more than short periods.
That said, it is disruptive. Floorboards will be up, there will be dust from chasing walls, and you will need to move furniture. If you have young children or anyone with health conditions, it may be worth staying elsewhere for the worst of it.
Do You Need Building Regulations Sign-Off?
A full rewire is notifiable work under Part P of the Building Regulations. This means it must be either carried out by a registered competent person (like a NAPIT-registered electrician) or inspected by your local building control.
When you use a NAPIT-registered electrician, they can self-certify the work and register it with building control on your behalf. You receive an Electrical Installation Certificate and a Building Regulations Compliance Certificate — both important documents, especially if you come to sell the property.
