How Old Is Your Wiring?

The electrical wiring in your home has a lifespan. It does not last forever, and unlike a dripping tap or a cracked tile, failing wiring often gives very little warning before something goes seriously wrong. Electrical faults cause around 14,000 house fires in the UK every year, and a significant number of those are caused by ageing or deteriorated wiring.

If your home is in Rotherham or South Yorkshire and was built more than 30 years ago, or if you have never had the wiring checked, this guide will help you identify the warning signs that a rewire may be needed — and explain what to do about it.

The type of cable in your walls tells you a lot about how urgent the situation is.

Pre-1950s: Lead-sheathed cables. These have rubber-insulated copper conductors with an outer sheath of lead. They are well past their expected working life. If you can see any lead-sheathed cables — typically grey and heavy — they need professional inspection immediately.

1950s to late 1960s: Rubber-insulated cables. Black rubber-sheathed cabling was the standard until PVC took over. Rubber degrades over time, becoming brittle and prone to cracking. Once the insulation cracks, bare conductors can be exposed, creating a serious risk of electric shock and fire. If your home still has rubber wiring, a rewire is almost certainly needed.

Late 1960s onwards: PVC-insulated cables. PVC insulation and sheathing was introduced in the late 1950s and early 1960s. PVC cabling typically lasts between 30 and 50 years, depending on conditions. If your PVC wiring is from the 1970s or 1980s, it may be approaching or past the end of its reliable life, particularly if it has been exposed to heat, damp, or physical damage.

1990s onwards: Modern PVC twin-and-earth. Generally in good condition if the installation was done properly. An EICR every 10 years is recommended to catch any developing issues.

The 10 Warning Signs Your Home Needs Rewiring

Not every home with old wiring needs an immediate full rewire. But if you are seeing any of the following signs, it is time to get a professional assessment.

1. A burning smell with no obvious source

A faint burning smell — sometimes described as hot plastic or an acrid chemical smell — that comes and goes without an obvious cause is one of the most serious warning signs. It can indicate overheating cables behind walls or within the consumer unit. If you notice this, switch off the affected circuit at the consumer unit and call an emergency electrician immediately. Do not wait to see if it happens again.

2. Discoloured, scorched, or warm sockets and switches

Brown or black marks around a socket or switch plate, visible scorch marks on the wall behind, or a socket that feels warm to the touch all indicate a dangerous connection. This is usually caused by loose terminals, damaged cables, or arcing — where electricity jumps across a gap in a damaged connection. Any of these need urgent investigation.

3. Flickering or dimming lights

Occasional flickering can be caused by a loose bulb, but if multiple lights in the same room or across different rooms flicker or dim regularly, it points to a wiring problem. Common causes include deteriorated connections at junction boxes, overloaded circuits, or cables with degraded insulation causing intermittent faults.

4. Frequently tripping RCD or MCBs

Your consumer unit is designed to trip when it detects a fault — that is its job. But if your RCD or individual circuit breakers are tripping regularly without an obvious cause (such as a faulty appliance), it suggests there is a fault within the fixed wiring. Deteriorated insulation, moisture ingress into cable runs, or damaged connections can all cause nuisance tripping that gets progressively worse.

5. Two-pin sockets still present

If your home still has round two-pin sockets anywhere, the wiring behind them dates from the 1950s or earlier. These sockets have no earth connection, which means there is no protection against electric shock if a fault develops in an appliance. Any circuit with two-pin sockets needs replacing.

6. Rubber or fabric-insulated cables visible

You can often see the type of wiring in your home by looking in the loft, under floorboards, or behind the consumer unit. If the cables are black with a rubbery or fabric-like outer sheath rather than the grey or white PVC used in modern installations, the wiring is at least 50 years old and the insulation is likely deteriorating.

7. No earth wire

Many older lighting circuits were installed without a circuit protective conductor (earth wire). You can sometimes spot this by removing a light switch plate and looking at the cables — if there are only two conductors (live and neutral) with no earth, the circuit does not meet current safety standards. This is particularly dangerous if metal light fittings or switches are fitted, as there is no path for fault current to flow safely to earth.

8. Old fuse box with rewireable fuses

If your home still has a fuse box with rewireable fuses (the type where you replace a piece of fuse wire when it blows), the installation predates modern consumer units with MCBs and RCDs. Rewireable fuses offer significantly less protection than modern circuit breakers. They can be rewired with the wrong size fuse wire, they do not trip instantly like an MCB, and they provide no RCD protection against earth leakage faults. An upgrade to a modern consumer unit is essential, and in many cases the wiring behind it also needs replacing.

9. Electric shocks or tingling from switches and sockets

If you feel a tingle or mild shock when touching a light switch, socket, or any metal part of an appliance, there is a fault in the earthing or bonding of your installation. This is a serious safety issue. It may indicate a broken earth conductor, deteriorated bonding connections, or a fault in the wiring that is allowing current to flow through paths it should not.

10. The wiring has never been tested or is over 25 years old

Even if you are not experiencing any obvious problems, wiring that has not been inspected for more than 10 years (or has never been inspected at all) may have developing faults that are not yet causing visible symptoms. The IET recommends an EICR every 10 years for owner-occupied homes. If your wiring is over 25 years old and has never been checked, an inspection is overdue.

How an EICR Confirms Whether You Need a Rewire

If you are seeing any of the warning signs above, the first step is not to book a rewire — it is to get an Electrical Installation Condition Report (EICR).

An EICR is a thorough inspection and testing of your entire electrical installation carried out by a qualified electrician. It checks the condition of the wiring, the consumer unit, the earthing and bonding, and all the circuits and accessories throughout the property. The results are graded using a coding system:

C1 — Danger present. An immediate risk to anyone using the installation. Requires urgent action.

C2 — Potentially dangerous. Could become dangerous under certain conditions. Needs remedial work urgently.

C3 — Improvement recommended. Not immediately dangerous, but the installation would benefit from upgrading to meet current standards.

FI — Further investigation. The electrician has found something that needs closer examination to determine whether there is a fault.

A combination of C1 or C2 codes across multiple circuits, along with evidence of deteriorated wiring, is typically what confirms a full rewire is needed. In some cases, a partial rewire — replacing the wiring in the worst-affected areas while leaving sound circuits in place — may be appropriate and more cost-effective.

The EICR gives you a clear, evidence-based picture. No guesswork, no scare tactics — just an honest assessment of what your wiring needs.

What Happens During a Rewire

A full house rewiringe is one of the most significant jobs that can be done to a residential property. Understanding the process helps you plan and prepare.

Planning and first fix

The electrician will survey the property and agree the position of every socket, switch, light fitting, and the consumer unit before any work begins. This is the time to think about where you want extra sockets, whether you want upgraded lighting, USB charging points, or provisions for a future EV charger.

Walls and ceilings are then chased (cut into) to create channels for the new cables, and floorboards are lifted to run cables beneath floors. Back boxes for sockets and switches are fitted into the walls. The new consumer unit is installed.

Second fix

After the plasterer has made good the chased walls, the electrician returns to fit the socket and switch plates, light fittings, and any other accessories. All circuits are connected at the consumer unit.

Testing and certification

Every circuit is tested to confirm it is safe and compliant with BS 7671. An Electrical Installation Certificate (EIC) is issued, and the work is notified to building control (automatically, if you use a registered electrician). The EIC is an important document — keep it safe, as you will need it if you sell the property.

How long does it take?

A typical three-bedroom house takes between 5 and 10 working days for the electrical work (first and second fix combined). The total project time is usually longer when you factor in plastering and decoration afterwards. If the property is empty, work can proceed faster.

Can you stay in the house?

You can, but it is disruptive. There will be periods without power to parts of the house, dust from chasing walls, and floorboards up in some rooms. Many homeowners find it easier to stay elsewhere for the first fix stage at least. If you choose to stay, your electrician will work room by room and maintain power to essential areas wherever possible.

Partial Rewire vs Full Rewire

Not every property needs a complete rewire. If the EICR shows that some circuits are in good condition while others have deteriorated, a partial rewire may be the right option.

A partial rewire replaces the worst-affected circuits — typically the oldest ones or those showing C1/C2 faults — while leaving sound wiring in place. This is common in homes where an extension was added with newer wiring, but the original part of the house still has the old cables.

The advantage is less disruption and lower cost. The disadvantage is that you may need to revisit the remaining circuits within a few years as they continue to age.

Your electrician should give you an honest recommendation based on the EICR results. Sometimes a partial rewire makes perfect sense. Other times, the condition of the wiring is such that replacing everything at once is the better long-term decision.

Frequently Asked Questions

How do I know what type of wiring my house has?

The easiest way to check is to look in your loft or under a floorboard. If the cables are black with a rubber or fabric outer sheath, the wiring is pre-1970s and likely needs replacing. Grey or white PVC-sheathed cables are from the 1970s onwards. If you are unsure, an electrician can identify the cable type during an EICR inspection.

Is old wiring automatically dangerous?

Do I need to redecorate after a rewire?

Yes. Chasing cables into walls damages the plaster, and floorboards need to be lifted. After the first fix, a plasterer will need to make good the chased walls before the electrician returns for the second fix. Budget for plastering and redecoration as part of the overall project.

Will a rewire add value to my property?

A modern electrical installation with a valid EIC certificate removes a significant concern for potential buyers and their surveyors. It will not add value in the way a new kitchen might, but it prevents the price reductions and lost sales that outdated or dangerous wiring can cause.

How often should wiring be inspected?

The IET recommends an EICR every 10 years for owner-occupied homes and every 5 years for rented properties (where it is a legal requirement for landlords). If your home has never had an electrical inspection, booking an EICR is the sensible first step.
