First Fix & Second Fix — What Happens at Each Stage

Electrical work on any new build or extension is carried out in two distinct phases, and understanding the difference helps you plan your project timeline:

First fix is the rough-in stage. This happens after the walls are studded out but before any plastering. We install the cabling behind walls, run feeds to where your sockets, switches and light fittings will go, and put in back boxes for everything. We also run any specialist cabling at this point — data cables, speaker wires, underfloor heating feeds and EV charger supplies. Getting first fix right is critical because once the walls are plastered, making changes becomes expensive and disruptive.

Second fix comes after plastering and decoration. This is when we fit the faceplates on sockets and switches, hang light fittings, wire in appliances, connect the consumer unit and carry out full testing and certification. Your electrics are live and ready to use at the end of second fix.

Part P Building Regulations & NAPIT Certification

All new electrical installations in extensions and new builds must comply with Part P of the Building Regulations. As a NAPIT-registered electrician, Mat can self-certify all electrical work, which means you do not need to arrange or pay for a separate Building Control inspection for the electrical installation. We handle the notification to Building Control and issue you with a Part P compliance certificate directly. This saves you both time and money, and gives your builder one less trade to coordinate with the council.

Did you know: Under Part P of the Building Regulations, any new electrical circuit in an extension or new build must be installed or certified by a registered competent person. Using an unregistered electrician means you will need to pay for Building Control to inspect and sign off the work separately — which can add £300–£500 to your project costs and cause delays if work does not pass first time.

Timing is everything on a building project. It is always cheaper and easier to run cables during first fix than to retrofit them later. Even if you are not planning an EV charger or garden room right now, pre-wiring at build stage costs very little and saves a lot down the line.
