The Electrical Reality of Doncaster’s New Build Homes
Doncaster has seen a building boom over the past decade. Major housing developments have sprung up across the borough — from Edenthorpe to Bessacarr, Lakeside to Thorne, Rossington to Hatfield. Thousands of new homes have been built, and thousands more are in the pipeline.
If you have recently moved into a new build in Doncaster, or you are about to, you might assume that the electrics are perfect. The house is brand new, after all. Unfortunately, that is not always the case. New build electrical installations can have problems — from minor snagging issues to genuine safety concerns — and the regulations around EV charging have added another layer that many developers are getting wrong.
This guide covers what you should check, what your developer is legally required to provide, and when you need an independent electrician to step in.
Part S: Your New Build Should Have an EV Charger
Since June 2022, Part S of the Building Regulations has required every new home with an associated parking space to have an electric vehicle charge point installed. This is not optional — it is a legal requirement that the developer must meet before the property can be signed off by building control.
If your Doncaster new build was completed after June 2022 and it has a driveway, garage, or allocated parking space, it should have come with a working EV charge point. If it did not, the developer has failed to comply with the Building Regulations, and you have grounds to raise this as a defect.
What the charge point should include
The minimum requirement under Part S is a 7kW Mode 3 charge point — this is a dedicated wall-mounted unit with a Type 2 connector, not a standard three-pin plug. It must be connected to its own dedicated circuit from the consumer unit, protected by an appropriate MCB and RCD, and installed on the correct type of supply (most new builds have sufficient capacity, but this needs verification).
What developers sometimes get wrong
In my experience working across South Yorkshire, these are the most common Part S issues in new builds:
Charger installed but not commissioned. The unit is on the wall but has never been switched on, tested, or registered with the manufacturer. It looks right but is not actually functional.
No dedicated circuit. Some developers have wired the charger from an existing circuit rather than running a dedicated cable back to the consumer unit. This creates an overloading risk and does not comply with BS 7671 or the IET Code of Practice for EV charging.
Charger installed but supply insufficient. The main fuse (service head) may not be large enough to support the EV charger alongside the rest of the house’s electrical demand. A 7kW charger draws 32 amps — if the house has a 60-amp main fuse, adding a 32-amp charger to peak household demand can exceed the available supply.
Cable routed through the wrong locations. Under the new BS 7671 Amendment 4, cables and chargers need to be routed and positioned with fire safety and accessibility in mind. Cables run through loft spaces without appropriate protection, or chargers mounted too close to windows, can be non-compliant.
Common Electrical Snagging Issues in Doncaster New Builds
Beyond EV chargers, new build homes across Doncaster commonly have electrical snagging issues that are worth checking during your first few weeks in the property.
Loose or poorly fitted sockets and switches
This is the most common cosmetic issue. Socket plates and switch plates that are not flush with the wall, that wobble when used, or that have visible gaps around the edges are all snagging items. While they are usually not dangerous, they indicate rushed installation work.
Missing or incorrectly labelled circuit chart
Your consumer unit should have a clear circuit chart showing which breaker controls which circuit. This is a requirement of BS 7671. In many new builds, the chart is either missing entirely or labelled incorrectly — making it impossible to identify which breaker to switch off in an emergency.
Insufficient sockets
Modern building guidelines recommend a minimum number of socket outlets per room, but many developers install the bare minimum. A typical new build bedroom may have only two double sockets — far fewer than most families need. While this is not a defect, it is worth noting early so you can plan any additions before the rooms are furnished.
Poor outdoor lighting and power
Many new builds in Doncaster come with minimal or no outdoor electrical provision beyond a single security light. If you want garden lighting, power for a garden office, or additional outdoor sockets, these will need adding by a registered electrician.
Smoke and heat alarms not properly interconnected
The smoke and heat alarm requirements for new builds specify interconnected, mains-powered alarms with battery backup on every storey, plus heat alarms in the kitchen. In some new builds, the alarms are installed but not correctly interconnected — meaning if one alarm detects smoke, the others do not sound. This is a serious safety issue and should be raised as a defect immediately.
Your Developer’s Warranty: What It Covers
Most Doncaster new builds come with an NHBC Buildmark warranty or equivalent (LABC, Premier Guarantee, etc). Understanding what the warranty covers for electrical work is important.
The defects period (first 2 years)
During the first two years, the developer is responsible for fixing any defects that do not meet the Building Regulations or NHBC standards. This includes all electrical snagging issues — faulty sockets, missing circuit charts, non-functional EV chargers, and any wiring defects. Report everything in writing during this period.
The structural insurance period (years 3 to 10)
After year two, the warranty only covers structural defects and defects that present a health and safety risk. General electrical snagging is no longer covered, but a genuinely dangerous wiring defect would be.
What to do before the defects period expires
Consider having an independent EICR carried out before the end of your two-year defects period. This is an inspection by an independent electrician — not the developer’s electrician — that checks the entire installation against BS 7671. Any defects found can be reported to the developer for remedial action while they are still responsible.
This is not a legal requirement, but it is a smart move. It catches problems that a visual snagging inspection would miss, because an EICR involves electrical testing — insulation resistance, earth fault loop impedance, RCD trip times, and continuity of protective conductors.
Upgrading Your Doncaster New Build
Once you are settled in, many homeowners want to improve on what the developer provided. Here are the most common electrical upgrades for new builds in the Doncaster area.
Additional sockets and USB charging points
Adding extra double sockets in bedrooms, the living room, and the home office is one of the most popular upgrades. Modern sockets with built-in USB-A and USB-C charging ports are a practical addition — especially in kitchens and bedrooms.
Upgraded lighting
Most new builds come with basic pendant light fittings. Upgrading to designed lighting — recessed downlights, dimmer switches, feature lighting, and properly planned kitchen lighting — transforms the feel of a new build home.
EV charger upgrade or installation
If your new build came with a basic charger, you may want to upgrade to a smart charger with features like scheduled charging, solar integration, and load management. If your new build did not come with a charger (either built before June 2022 or in a flat without dedicated parking), installing one is straightforward in a new build because the wiring infrastructure is modern and the consumer unit usually has spare capacity.
Garden and outdoor electrics
Power to sheds, garden offices, and outdoor lighting are all popular additions. New build gardens typically have ducting pre-installed under patios for future cable runs — check your home manual to see if this is the case.
Smart home wiring
New builds are well-suited to smart home electrical installations because the wiring is modern, the consumer unit is up to date, and the walls are easy to chase compared to older stone properties. Smart lighting, automated blinds, and whole-house audio can all be added relatively easily.
Frequently Asked Questions
Should I get an independent EICR on my new build?
It is strongly recommended, particularly before the two-year defects period expires. A developer’s electrician has a conflict of interest — an independent EICR by a separate registered electrician gives you an unbiased assessment of the installation.
My new build does not have an EV charger. Is the developer in breach?
If your home was completed after June 2022 and has an associated parking space, the developer is required to install an EV charge point under Part S. If one was not provided, raise this as a defect in writing. If the developer does not respond, contact your local building control authority.
Can I add extra circuits to my new build consumer unit?
Usually yes. Most new build consumer units have spare ways (unused circuit breaker positions) specifically for future additions. Adding a new circuit — for example, for a garden office or additional lighting — is notifiable work and must be done by a registered electrician.
The developer’s electrician says my EV charger is fine, but it does not work properly. What should I do?
Get an independent assessment from a NAPIT or NICEIC registered electrician. The developer’s electrician may have installed the unit but not properly commissioned it, or there may be an issue with the supply or wiring that they have not identified. An independent report gives you evidence to take back to the developer.
How many sockets should a new build bedroom have?
There is no strict legal minimum, but the IET On-Site Guide recommends at least four double socket outlets in a double bedroom and two in a single bedroom. Many developers install fewer than this. Additional sockets can be added easily by a registered electrician.
